DescriptionJoseph Cessario concentrates his practice in the representation of individuals and businesses throughout Connecticut, with a particular emphasis to Fairfield County, and surrounding areas, including: Stamford, Greenwich, New Canaan, Darien, Norwalk, Westport, Fairfield, Bridgeport, Trumbull, Danbury, Milford and New Haven. Mr. Cessario has extensive experience in a wide range of legal matters and routinely assists clients with the following items: – Real Estate: Joseph handles a wide variety of residential and commercial real estate matters, including: real estate closing services, refinancing, 1031 Exchanges, condominium conversion, title issues, easements and contract drafting, negotiation and review (purchase and sale of real estate). – Condominiums & Cooperatives: Joseph assists with the representation of a large number of condominium and cooperative associations throughout Connecticut and handles a variety of legal matters which include: collection of unpaid common charges and assessments, interpretation and amendment of governing documents (Declaration, Bylaws and Rules), interpretation of Connecticut Condominium Act and Common Interest Ownership Act (CIOA), rule enforcement, unit owner rights and contract drafting, negotiation and review (management, maintenance, etc ). – Construction: Joseph represents homeowners, contractors and architects / engineers with those legal issues related to residential and commercial construction activities, including: mechanic’s liens, nonpayment claims, design and construction defect claims, mediation / arbitration and contract drafting, negotiation and review (design, renovation, new construction, etc ). – Landlord and Tenant: Joseph represents landlords and tenants with those legal issues related to the rental and/or leasing of residential and commercial properties, including: eviction actions, nonpayment of rent, collection of unpaid rent, collection of security deposit, landlord and tenant rights and lease drafting, negotiation and review (residential and commercial). – Foreclosure: Joseph represents homeowners, lenders and various other parties with the legal issues specific to the Connecticut foreclosure process, including: foreclosure defense, lender and borrower rights, mediation, loan modifications, deed in lieu transfers, short sales, EMAP, debt restructuring and workouts. – Collections & Contract Disputes: Joseph assists creditors, financial institutions and other parties with Connecticut debt collection efforts by helping businesses and individuals recover unpaid balances for provided goods or services. Joseph also represents parties in various contract disputes, including: purchase and sale of goods, UCC, promissory notes, guaranty agreements and joint venture, shareholder and partnership agreements. Prior to becoming a lawyer with Zeldes, Needle and Cooper, Joseph worked for one of the Northeast’s leading residential real estate developers in a position that managed the development, organization and administration of multi-million dollar projects in the New York metropolitan area. Joseph’s responsibilities included the management of legal issues involving the acquisition/disposition, financing and development of both new construction and condominium conversion projects. Additionally, as an architectural designer, Joseph’s work also involved the planning and design of numerous residential, commercial and mixed-use projects which included duties that ranged from site selection to construction documentation production and project management. These prior experiences have provided Joseph with an intimate knowledge of the procedures, relationships and processes at work in the building industry and he uses this knowledge to help clients manage both the legal and practical issues involved in real estate development and construction projects. Joseph is a lifelong resident of Stamford and alumnus of King School (formerly King and Low Heywood Thomas). Joseph and family are active with various philanthropic / charitable organizations in Stamford, New Canaan and Greenwich.
